Welcome tax (transfer duties)
Transfer duties (droits sur les mutations immobilières), known as the welcome tax, are paid by the buyer to the municipality after the purchase. The bill usually arrives a few months after the deed of sale is signed.
They are calculated by brackets on the highest of three amounts: the price paid, the amount stated in the deed and the assessed value multiplied by the municipality’s comparative factor. Rates are set by provincial law; Montréal and some cities add higher brackets for expensive properties.
On our pages the amount is an estimate based on the assessed value, with the brackets of the address’s city. The real amount depends mostly on the price paid. Your notary confirms the calculation.
