About Quebec Dossier

Quebec Dossier puts the public records about a property in Montréal and five other Quebec cities in one place, so you can check an address in minutes before you make an offer.

Why we built it

Before an offer, the facts about a property are spread out: permits, notices of deterioration, the right of first refusal and heritage at the Ville de Montréal, the assessed value at the municipal affairs ministry, flood zones and contaminated sites at the environment ministry, crime and transit somewhere else again. Finding and reading them takes hours.

We built Quebec Dossier to save that time: one search, every record we can find on one page, explained in plain words, in French and English.

What you get

A free page for each of the 805,322 addresses we cover, in Montréal, Québec, Laval, Gatineau, Longueuil and Sherbrooke: what the records flag, the assessed value, a welcome tax estimate, flood zones and the street.

A full report for $20 in Montréal ($10 in the other cities, where there are fewer records): what each record says, what it means for a buyer and what to ask the seller, your broker and your notary, the full history, and a PDF.

How we stay independent

We are paid only by the people who buy reports. We take no commission from brokers, sellers, lenders or inspectors, and a finding cannot be bought or removed.

We do not sell personal information, and we do not publish owner names. Every finding names its source, so you can check it yourself.

Who we are

Quebec Dossier is an independent project. We are not affiliated with the Ville de Montréal or the other cities, the Government of Quebec, the SPVM or the STM; we use the data they publish under open licences.

We are not a real estate broker and we do not give advice on a transaction. A report is a screening of public records: it is not a pre-purchase inspection, a certificate of location, a title examination, an appraisal or legal advice. Use it to decide what to ask and who to call.

Questions, corrections or partnership ideas: write to us through the contact page or at bonjour@quebecdossier.com. We reply within one business day.
