Terms of use

Effective 2026-10-20

This English version is a translation provided for convenience. In case of difference, the French version prevails.

These terms are an agreement between you and Quebec Dossier (“Quebec Dossier”, “we”, “us”), the operator of https://quebecdossier.com. By using the site or buying a report you accept them. If you do not agree, please do not use the site.

1. What Quebec Dossier is

Quebec Dossier gathers public records about properties in the Ville de Montréal, Quebec, matches them to a lot and explains them in plain language. It is a screening of public records. It is not a pre-purchase inspection, a certificate of location, a title examination, an appraisal, an environmental assessment, or legal, financial or insurance advice. Quebec Dossier is not a real estate broker and does not act as one under the Real Estate Brokerage Act. Read the disclaimer.

2. Free pages and paid reports

Address, street and borough pages are free. Full reports are sold as: one report for one address ($20 CAD), or a pack of 5 report credits ($75 CAD) or 10 report credits ($100 CAD), each credit unlocking one address, with no expiry while the service operates. For addresses in Québec, Laval, Gatineau, Longueuil and Sherbrooke, where the report is shorter, one report costs $10 CAD and packs cost $35 CAD for 5 credits and $50 CAD for 10 credits; credits from these packs unlock addresses outside Montréal only. Prices are in Canadian dollars; GST and QST are shown and added before you pay. Payment is taken once by card through Stripe; we never see or store your full card number. Unlocked reports stay available in your account and are emailed to you as a PDF.

The report reflects the records available on the date it was generated, shown on the report. Records change; we may refresh a report you bought, but we are not obliged to.

3. Your account

You sign in with a link sent to your email, or with Google. Keep access to your email secure; you are responsible for activity in your account. You must be at least 18 or the age of majority where you live to buy a report.

4. How you may use the site and reports

You may use the site and your reports for your own decision about a property, and share a report with people advising you on that decision, such as your broker, notary, inspector, lender or family. You may not:

We may limit, suspend or close access that breaks these rules.

5. Data from third parties

The site uses public data from the Ville de Montréal and the Government of Quebec (Ministère des Affaires municipales et de l’Habitation) under the Creative Commons Attribution 4.0 licence, data from the STM, and Google (Street View). These sources are not affiliated with Quebec Dossier and do not endorse it. Their data is provided “as is”; we do not guarantee that it is complete, accurate or current. See data sources.

6. Our content

The site design, software, explanations, findings and the compilation of data are owned by Quebec Dossier or its licensors and protected by copyright and other laws. Underlying public records remain subject to their own licences.

7. Refunds

Refunds are handled under our refund policy. Nothing in these terms limits the rights you have as a consumer under the Consumer Protection Act (Quebec), including its rules on distance contracts.

8. Disclaimer of warranties

To the extent permitted by law, the site and reports are provided “as is” and “as available”, without warranties of any kind, including accuracy, fitness for a particular purpose or uninterrupted availability.

9. Limitation of liability

To the extent permitted by law, Quebec Dossier is not liable for indirect, incidental, special or consequential losses, or for any loss arising from a decision to buy, sell, finance, insure or renovate a property. Our total liability for any claim relating to a report is limited to the amount you paid for that report. Some laws do not allow these limits; where they do not, they apply only to the extent allowed. In particular, if you are a consumer in Quebec, these limits do not apply where the Consumer Protection Act or the Civil Code of Québec forbids them, and we remain liable for intentional or gross fault.

10. Changes

We may change these terms. The effective date above shows the current version. Changes do not affect reports already bought.

11. Governing law

These terms are governed by the laws of Quebec and the federal laws of Canada that apply there. Disputes go to the courts of the judicial district of Montréal, without depriving a consumer of the right to sue in the district where they live. The French version of these terms is the reference version; this English version is provided at your request.
