A screening, not advice
Quebec Dossier pages and reports summarise public records to help you ask better questions. They are not a pre-purchase inspection, a certificate of location, a title examination, an appraisal, an environmental or geotechnical assessment, or legal, financial or insurance advice, and they do not replace a real estate broker or a notary. Before you buy, use a building inspector, your notary and your broker, and ask the seller for the seller’s declarations and the documents the report suggests. In Quebec the seller is bound by the legal warranty of quality (latent defects) unless the sale is made without legal warranty.
Limits of the records
- Montréal building permit data starts in 1990 and some boroughs (for example Lachine and Saint-Léonard during a system change) may be incomplete. Older permits, and work done without a permit, do not appear.
- Lot outlines come from the City’s assessment units and have no legal value. The certificate of location and the cadastre decide.
- The land use category comes from the urban plan, not the zoning by-law. Confirm what you can build with the borough.
- Lead service lines are estimated from the year built and the number of dwellings, following the City’s criteria; only a check confirms it.
- Assessed values come from the 2026-2028 roll (market of July 1, 2024) published by the MAMH and lag the market. The welcome tax shown is an estimate on the assessed value.
- Police data is published by the City for the SPVM, with locations moved to the nearest intersection and only some categories of crime. We show counts for an area only.
- Housing inspection locations are approximate; confirm the address with the borough.
- Records can be incomplete, out of date or matched to the wrong lot where addresses changed. Every report shows the date it was generated.
