Assessment roll
Every municipality in Quebec keeps a property assessment roll (rôle d’évaluation foncière): the value of every lot and building, used to calculate municipal and school taxes. A roll lasts three years and its values reflect the market at a reference date, about 18 months before it takes effect.
So the assessed value is not today’s market price. When prices have risen since the reference date, sales often close above the assessed value. The roll also gives the land and building values separately, the year built, the floor area and the number of dwellings.
Our pages use the rolls published by the Ministère des Affaires municipales et de l’Habitation (MAMH). The ministry removes owners’ names and mailing addresses.
