Pricing questions

Where does the information come from?

From public sources: the Ville de Montréal’s open data (building permits since 1990, assessment units, notices of deterioration, the right of first refusal, housing inspections, heritage sites and inventories, land use, street trees), the Quebec assessment roll published by the Ministère des Affaires municipales et de l’Habitation, and the SPVM. Every finding names its source.

Is this a replacement for a pre-purchase inspection?

No. Records show what was permitted and registered, not the condition of the building. Use the report together with a pre-purchase inspection, the seller’s declaration, the certificate of location and advice from your broker and notary.

How much does the full report cost?

The address page is free. A full report is $20 CAD for one Montréal address; 5 reports cost $75 ($15 each) and 10 reports cost $100 ($10 each), with credits for any address, any time. In Québec, Laval, Gatineau, Longueuil and Sherbrooke the report is shorter and costs less: $10 for one, $35 for 5 and $50 for 10, with credits for addresses outside Montréal only. Paid once by card through Stripe, no subscription.

Does it work for condos and plexes?

Yes. Duplexes, triplexes and other plexes get their own page. For condos we check the building as a whole and list the co-ownership documents to ask for.

How current is the data?

We refresh the datasets regularly; most are updated by the City every week. Each page shows the date its records were checked.

Where do I find reports I paid for?

In your account, under My reports, together with the PDF.
